Water Damage Restoration Around Windows

Where window water damage really starts

The visible damage and the actual leak are rarely in the same spot. Common sources include:

  • Missing kickout flashing where a roof meets a sidewall above the window
  • Failed head flashing letting water run down behind the trim
  • Cracked caulk on side casings, especially after freeze-thaw
  • Rotted sills letting water track inward along the framing
  • Higher leaks that exit at the first window they hit

How we diagnose

We start by reading the pattern: does the stain show up only after wind-driven rain, only after long soakers, or only after a freeze? Each pattern points to a different likely cause. We then inspect the trim, flashing, and any nearby roof-to-wall details to find the real entry point.

What restoration involves

Stop the source

Replace failed flashing, re-seal failed joints, or correct whatever is letting water in. Fixing the trim without fixing the cause means doing it again next year.

Remove damaged material

We remove rotted trim, damaged sheathing, and any insulation that's been wet. If the wall cavity is compromised, we open it up enough to dry and rebuild properly.

Rebuild correctly

We rebuild with materials chosen for the conditions — usually PVC or composite trim, properly flashed and sealed — then prime and paint so the repair disappears.

  • Yellow or brown stains on interior walls under or beside a window
  • Bubbling interior paint after heavy rain
  • Musty smell near one window or wall
  • Warped or stained interior sill
  • White efflorescence on brick below a window

Catching it at the trim stage is much cheaper than catching it at the sheathing stage.
