Why caulk fails

Most exterior caulk fails for one of three reasons: it was the wrong product to start with, it was applied over dust or loose paint, or it was a thin smear in a wide joint. Tennessee humidity and freeze-thaw cycles then pull it apart.

What we do differently

Remove the old before applying the new

Fresh caulk on top of failing caulk is only as good as what's underneath. We strip the old bead first.

Use sealants rated for this climate

Painter's caulk belongs indoors. For exterior trim we use elastomeric or polyurethane sealants designed for sun, water, and movement.

Seal the right joints

Sides and top of trim get sealed. The very bottom of the sill is often intentionally left open as a weep so water that gets in higher up can escape. Sealing it shut can trap moisture inside the wall — a mistake we see all the time.

Tool the bead

A smooth, concave bead bonds to both edges and sheds water. A flat smear doesn't. We tool every joint so it works the way caulk is supposed to.

When caulk is the right answer

If your trim is structurally sound and just the joints have failed, re-sealing is a fast, affordable fix that buys real years. If the wood itself has soft spots, caulk won't save it — that's a repair or replacement job.

Most caulking jobs pair naturally with prep and a fresh coat of trim paint, since the surface is already prepped and the joints are fresh. We can scope both at once.
